Real Estate sold subject to confirmation. Not left open for upset bids. Real estate sold "as is." No warranties given or implied. Perspective purchasers required to have all necessary property inspections, which constitute a condition of sale, completed prior to auction. The successful bidder will be required to sign all necessary legal documents which may include a Buyer's Premium Agreement, Offer to Purchase/Sales Contract, Residential Property Disclosure Statement, and Lead Based Paint Addendum. $3,000 (Cash, Certified or Cashiers Check) down day of sale. Balance due at closing within 30 days of sale date. All out of state checks should be accompanied by Bank Letter of Guarantee.

In no event will the auctioneer/auction firm be responsible for any such guarantees or warranties for the genuineness of any description of the items purchased. Although statements printed in the program and those made by the auctioneer have come from what is thought to be reliable sources, the purchaser must understand he/she is buying property entirely upon his/her own examination and opinion. Payments are made directly to the auction firm from the buyer the same day as the auction. All payments must be made with good funds, which are defined as cash, cashier's check, travelers or personal/company checks, accompanied by Bank Letter of Guarantee. No property may be removed from the premises before making settlement and guarantee of funds.
